Project Overview

This project transformed an open backyard patio into a spacious, code-compliant outdoor living area featuring a custom insulated roof, aluminum screen enclosure, and engineered reinforced concrete foundation.

Unlike a typical screen enclosure installation, this project required extensive planning before construction could begin. Our team coordinated engineering, permitting, inspections, and structural concrete work to ensure the enclosure met Florida building codes while delivering a comfortable, low-maintenance outdoor space the homeowner can enjoy year-round.

The Homeowner’s Goal

The homeowner wanted to expand their covered outdoor living area with a permanent structure that would:

Create a larger shaded entertainment space
Keep mosquitoes and insects out
Reduce heat with an insulated roof system
Add long-term value to the home
Meet all Florida engineering and permitting requirements

Project Scope

Our team managed every stage of the project, including:

Free on-site consultation
Site measurements
HOA approval assistance
Structural engineering
County permit application
Reinforced concrete footing excavation
Engineered concrete slab construction
County inspections
Aluminum screen enclosure installation
Insulated roof installation
Gutters and downspouts
Final cleanup and walkthrough

Engineering & Foundation Work

One of the most important phases of this project happened before the enclosure was ever installed.

After reviewing the engineered drawings, additional structural reinforcement was required to satisfy county building requirements. Our crew excavated the perimeter, installed reinforced steel rebar, formed new concrete footings, and poured a new slab designed specifically for the enclosure.

Every phase was inspected before construction moved forward, ensuring the finished structure complied with Florida’s structural and wind-load requirements.

Construction Process

After the foundation was approved, our installers assembled a custom aluminum screen enclosure designed specifically for the home’s rear patio.

The enclosure features an insulated roof system that significantly improves comfort during Florida’s warmer months by reducing heat transfer while protecting the outdoor living space from rain and direct sunlight.

Integrated gutters and downspouts were also installed to improve water management and help protect the foundation.

Eclipse Service Hub did a fantastic job installing my the screen on my lanai and by balcony. Fred was extremely helpful, he did the did most of the legwork with obtaining approval from my HOA. The only task I had to complete was submitting a few requested documents. Fred also walked me through the entire process. He was very responsive to my texts and emails and he met every timetable he set. George was the best technician. His work was awesome and efficient. These guys were so good to me. I changed my mind about about the location of the door on the lanai. I thought is was going to be a huge problem and headache to move it and it was not a problem at all. Fred and George took care of my request and it didn’t delay my project. I would definitely recommend this company for their service and their product. If you live in the Two Rivers community and need your lanai or balcony screen installed or a cage installed, give them a call. The cost is less than what the builder charges.

I was very skeptical and I let them know it. Why? Because their reviews seemed too good to be true. I thought maybe they had screened out all the bad ones. I was wrong. They are excellent. Responsive with scheduling, communication and translation capabilities. The job was finished quicker than I thought it would be and they made the adjustment needed when I discovered from my son a kick plate was definitely needed. Price was very reasonable and service was superb. Definitely recommend using them.

The team showed up on time, explained the process clearly, and worked efficiently without cutting corners. They replaced all the old, torn screens with high-quality material and even upgraded a few sections with privacy screen where I needed more coverage. Everything You Might Be Wondering About This Project

Why was a new concrete slab required?

The engineered plans required reinforced footings and a structural slab capable of supporting the insulated roof and enclosure while meeting Florida building code requirements.

How long did the project take?

The complete project took approximately eight weeks, including engineering, permits, inspections, concrete work, and enclosure installation.
